In addition to this, our offices are located in prime locations to maximise your exposure throughout the local market.
With the internet becoming such a powerful tool in marketing we strongly believe in exposing your property to the maximum amount of property websites. Your property will be marketed on over 1400 different websites including Rightmove, Zoopla and Prime Location. We have also invested in our own state of the art interactive website which has on average 4,000 visitors per month.
Although the majority of tenants now use the internet, we do not under estimate the value of local press advertising and therefore continue to advertise in the four local press publications.
Presentation is key to the perfect tenant. High quality particulars with considered photography including detailed floorplans and full description will be prepared for the marketing of your property.
Our affiliation to the Association of Residential Letting Agents and the Royal Institute of Chartered Surveyors ensures we offer the highest possible levels of service whilst keeping abreast of changes within the industry.
We take care in selecting suitable tenants and only act in accordance with your instructions. All applicants are referenced by a reputable credit referencing company. Employer references, credit history and previous landlord reports are sought. Bychoice accompany all viewings which gives us an ideal opportunity to meet and interview prospective tenants.
The Tenancy Agreement
A comprehensive legally compliant tenancy agreement will be drawn up on your behalf. Individually negotiated clauses will be added in line with your instructions, for example you may choose to leave appliances but do not wish to maintain or replace them.
Professional Inventory and check in.
A detailed inventory has always been required. However, with changes in legislation the spotlight is now firmly on the inventory, schedule of condition, check in and check out processes. Many deposit cases have resulted in a full return of the deposit to the tenants, as the Landlord could not provide sufficient evidence to successfully purse their actions.
At Bychoice we believe inventories and the schedule of condition are of paramount importance, all our staff are trained and checked by members of the Association of Professional Inventory Providers. We ensure all paperwork is signed and all monies are received in cleared funds. Bychoice accompany the tenants to the property. The inventory is checked with the tenants and duly signed before keys are handed over.
Deposits paid by assured shorthold tenants must now be lodged with an authorised statutory scheme. Under the relevant legislations deposits must to be lodged within certain timescales and prescribed information must be given to the tenants. There are legal consequences of not adhering to the correct procedures which include fines and being unable to serve notices to gain possession of your property. We are experienced in all the necessary procedures to ensure you are completely compliant and not at risk.
Managing Rental Properties
The legal obligations for a Landlord in the current climate is ever increasing. If Bychoice is managing your property we will ensure that you, as landlord, remain compliant with all statutory and contractual obligations throughout the term of the tenancy.
We will visit your property quarterly to check the tenant is looking after your investment and report back, we will deal with maintenance issues promptly and efficiently.
